Four lofts occupy this tight 60 ft. x 120 ft. site in Venice, California, a half block from the popular and crowded boardwalk. The design concepts of the lofts were to maximize the potential of the small lot and explore how large volumes could extend into the ocean breeze beach environment. By working within the tight constraints of the parcel and a 30-foot height limit, the design explores the concept that four units at 1,900 square feet each can have abundant light, large spaces, balconies and roof terraces to enhance the relaxed beach environment.

A large glass roll-up door allows the principal gathering space to have direct access to the outdoors. A stacked steel stairway system allows vertical circulation from the basement parking up through two floors and onward to the roof terrace. Parking is a key issue, and as such, each unit has two spaces in a common concrete semi subterranean garage. Guest parking is provided off of the alley. Website: Steven Ehrlich Architects
