SCS-Strategic Capital Solutions, LLC is pursuing an aggressive initiative to originate bridge financing for commercial and residential development transactions throughout the United States.
SCS is targeting experienced developers and financial institutions with properties in foreclosure, or owners having difficulty obtaining completion financing or sponsors requiring financing for the acquisition of distressed assets. This initiative focuses on special situations requiring bridge financing, project rescue, distressed borrower liquidity or other transactions requiring refinancing.
According to Daniel Leski, Senior Business Development Manager at SCS, “[w]e are looking at deals across the board, but specific factors include, the cost basis, the underlying asset, as well as property specific factors, and realistic exit strategies.” Mr. Leski made it clear that proposed transactions where the land is not entitled or where the owner is simply looking for a “cash-out situation” would not be of interest. Financing could be provided through debt and preferred equity structures, with requirements ranging from $3 million to $20 million and maturities or exits of between 12 and 36 months. As SCS specializes in crafting unique structures for each transaction, underwriting parameters will be tailored based on location, values, and specific property conditions.
